issues were discussed with Mike Soule, Director of Construction for
Gulfshore Homes, who shared the following with us.
“One of the most important issues in construction is mitigating
the prospective damage caused by water intrusion. To begin with, in
the construction of two-story homes we use concrete construction for
the second floor. While wood may be a less expensive alternative, it
will be more prone to exacerbating mold and mildew, as well as the
potential for insect intrusion. Obviously, wood and concrete expand
and contract at a different rate, creating opportunities for cracking
of stucco and subsequent water penetration. Consequently, whenever
we have opportunities such as balconies, arches or other architectural
details, we will always opt for concrete in lieu of wood. Obviously
one cannot mention water intrusion without discussing the waterproofing
of the openings in the concrete block in which windows and doors will
be installed. All of these openings are sealed and extensively tested
to ensure their soundness. Another methodology to control internal
moisture is the use of state of the art insulation, which dramatically
reduces attic temperatures, and the consequent condensation issues
that could result. Additionally our ductwork for the HVAC systems has
an anti microbial coating to further prevent mold growth.
“ As to the exterior of our homes, our flat roof system installation
is more consistent with that used on commercial roofs with modified
bitumen surface with welded flashings. Further, as to the exterior,
our ornamental details and moldings are never made out of Styrofoam.
Typically we cast stone, natural stone or stucco.”
